The Opportunity:

Our Client is seeking a highly experienced and strategic Land Selection Manager to lead the identification and acquisition of prime land across the Kingdom for a wide range of golf-related and entertainment developments. This role is instrumental in shaping landmark destinations that blend sport, tourism, and leisure.

Key Responsibilities:

• Strategic Land Identification: Proactively identify and evaluate land parcels suitable for golf course developments, short course solutions, driving ranges, golf entertainment venues, and related projects.
• Comprehensive Site Evaluation: Conduct detailed assessments of potential sites, including topography, environmental impact, soil conditions, water availability, accessibility, infrastructure readiness, and regulatory compliance.
• Financial and Commercial Analysis: Perform rigorous land valuation analyses and build financial models to support acquisition decisions.
• Stakeholder Engagement: Collaborate with government agencies, landowners, developers, and other stakeholders to facilitate acquisition processes.
• Negotiation and Acquisition: Lead negotiations to secure land under favorable terms for Our Client and manage related contractual documentation.
• Strategic Input: Provide actionable insights to senior management on land strategies, risks, market dynamics, and investment opportunities.
• Cross-Functional Collaboration: Work closely with internal teams including legal, design, development, and construction to ensure alignment across the project lifecycle.
• Market Research: Stay informed on trends in local and international golf development, land use, and leisure real estate.
• Reporting and Documentation: Prepare clear reports, presentations, and documentation to support internal planning and decision-making.

Qualifications and Experience:

• Bachelor’s degree in Real Estate, Urban Planning, Land Economics, Business Administration, or a related field. A Master’s degree is preferred.
• 8–10 years of progressive experience in land acquisition for major commercial or recreational developments, with a preference for golf or leisure-related projects.
• Demonstrated success in land identification, evaluation, and acquisition.
• Expertise in land valuation, financial modeling, and real estate market dynamics within Saudi Arabia or the GCC.
• Solid understanding of design, operational, and market considerations in golf-related developments.
• Strong negotiation and interpersonal skills, with the ability to engage and align diverse stakeholders.
• Familiarity with Saudi laws and regulations related to land ownership, zoning, and development.
• High attention to detail with strong analytical and problem-solving capabilities.
• Ability to thrive in a collaborative, fast-paced environment.
