We are looking for an experienced and highly skilled Commercial Director with a strong background in large scale construction projects to lead and manage all commercial operations for a large scale precinct within the Qiddiya project, with a focus on Residential and Hotel assets. The role involves overseeing the commercial function, ensuring the smooth execution of contracts, cost management, procurement, and risk mitigation for large-scale construction projects. The Commercial Director will play a key leadership role in delivering the project on time, within budget, and in line with expectations.

Strategic Commercial Leadership:

Provide high-level leadership to the commercial team, ensuring that commercial objectives are met across all phases of the project. Lead the development and execution of commercial strategies for the civil infrastructure works associated with the Qiddiya project. Ensure alignment of the commercial strategy with the broader project and organizational objectives.

Commercial & Contract Management:

Oversee the commercial and contractual management of all civil works projects, including contract negotiation, risk management, and dispute resolution. Manage the preparation and execution of contracts with contractors, consultants, and suppliers, ensuring compliance with all contractual obligations. Advise on matters related to variations, claims, and contract disputes, ensuring that they are resolved in a timely and efficient manner.

Cost Control and Financial Management:

Lead the budgeting, cost estimation, and financial forecasting for all civil works, ensuring financial targets are met. Monitor and report on project costs, ensuring that financial controls are in place to prevent cost overruns. Take responsibility for financial reporting, ensuring all reports are accurate and delivered on time to senior management and stakeholders.

Procurement and Tendering:

Oversee the procurement strategy for all civil works, ensuring that the tendering process is competitive, transparent, and aligns with company policies. Lead the negotiation and management of contracts with subcontractors and suppliers. Collaborate with project management teams to ensure that all procurement processes are optimized for cost-efficiency, quality, and schedule.

Risk Management:

Identify, assess, and manage commercial risks related to civil construction works, developing mitigation strategies where necessary. Monitor and report on risks to senior leadership and the project team, ensuring that mitigation plans are in place and executed. Ensure compliance with legal and regulatory requirements, minimizing potential liabilities for the company.

Stakeholder Management and Communication:

Build and maintain strong relationships with key stakeholders, including clients, contractors, consultants, regulatory bodies, and internal teams. Provide regular updates on the commercial aspects of the project to senior leadership and stakeholders. Act as the primary point of contact for commercial and contractual matters, providing expert advice and guidance.

Team Leadership and Development:

Lead, mentor, and develop a high-performing commercial team, ensuring that they have the skills, resources, and support to achieve their objectives. Foster a collaborative, solutions-focused working environment, encouraging innovation and continuous improvement in commercial practices. Ensure that the team has the necessary training and development opportunities to enhance their performance and career growth.

Project Delivery and Performance:

Ensure that all commercial aspects of the civil works are integrated into the overall project delivery plan, contributing to successful project outcomes. Collaborate closely with the project management teams to monitor project performance, ensuring that all civil works are delivered on schedule, within budget, and to the required quality standards.

Requirements

  • Bachelor’s degree in Construction Management, Quantity Surveying, Civil Engineering or a related discipline.
  • Advanced professional qualifications (e.g., MRICS, MAPM, or equivalent) would be highly advantageous.
  • Experience: Minimum 10 to 12 + years of experience in commercial management, with at least 5-7 years in a senior leadership role within the construction industry. Preference is for people with Residential and/or Hotel asset experience.
  • Extensive experience managing large-scale construction projects in the Middle East, preferably in Saudi Arabia.
  • Proven track record of managing multi-disciplinary teams and delivering complex construction projects on time and within budget.
  • Expertise in contract management, procurement, cost control, and risk management for construction projects.
  • Skills:
  • Exceptional commercial and financial acumen, with a strong understanding of large scale construction projects.
  • Strong leadership and team management skills, with the ability to motivate and guide a large team.
  • Excellent negotiation and communication skills, with the ability to build and maintain relationships at all levels.
  • Expertise in contract law, dispute resolution, and risk management practices.
