This role is designed for a driven professional with deep expertise in real estate development, capable of managing complex projects with a focus on quality, sustainability, and community impact.

As the Manager - Development, you will oversee all aspects of the development lifecycle, including planning, permitting, design, and construction. You will collaborate closely with a variety of stakeholders, ensuring that projects meet the highest standards while aligning with Qiddiya's strategic vision.

Key Responsibilities

• Assist with business case, planning, design, logistics, stakeholder engagement and management, project controls, operator handover and closeout
• Prepare a comprehensive development brief outlining asset scope objectives, timing and budget
• Contribute to the business planning process to be submitted for Board approval
• Conduct site visits, respond to queries, assess and review bids; technical and commercial to ensure successful delivery of the assets
• Engaging a pre-development consultant team, identifying planning, engineering and cost consultants, etc.
• Manage pre-development design and planning process creating concept master plan, development area program, land use budget, order of magnitude cost plan
• Manage detailed masterplan process including concept engineering design
• Review design outputs from the Delivery team to ensure concepts are designed and constructed in line with required standards
• Reviewing and reporting on Delivery team's value engineering initiatives throughout design stages.
  
  

Requirements

• Bachelor's degree in Real Estate Development, Engineering, or a related field
• A minimum of 6-9 years of experience in real estate development or project management, preferably within the entertainment or hospitality sectors
• Strong knowledge of the development process, including permitting, design, construction, and financing
• Exceptional leadership and team management skills, with the ability to inspire and motivate diverse project teams
• Strong analytical skills, with proven experience in financial modeling and budget management
• Excellent communication and interpersonal skills, with the capacity to liaise effectively with multiple stakeholders
• Proficiency in project management software and tools
• Knowledge of local building codes and regulations
• Fluency in English; proficiency in Arabic is a plus
• Willingness to travel as required for site visits and stakeholder meetings
