Qiddiya Investment Company is shaping the future of entertainment and culture in Saudi Arabia. We are seeking an experienced Director of Tenancy Design Management (RES317) who will spearhead the design and management of our exceptional Retail spaces. This pivotal role involves ensuring the innovative design and operational excellence that defines our brand and enhances customer experience.

Key Responsibilities

  • Continually assessing, evolving and innovating on Tenancy Design thinking, their benefits, positive impact and profitability and customer experience, as well as adapting P&Ps, guides, manuals, collateral, governance, and tools to support current business and market needs.
  • Reviewing, aligning, and monitoring annual departmental KPIs with peers to ensure consistency, cross-portfolio support, and collaboration. - to include other Retail divisions. This includes defining measurable KPIs and ways to achieve them, and articulate both short and long-term goals to ensure the business unit's success.
  • Continually exploring opportunities for team performance improvement and evaluating development needs, training, competencies, mentoring & succession planning, reviewing relevance of skills required to deliver against business needs. Build efficiency by providing on time regular feedback including annual review on performance and identify areas of improvement / reinforcement for further development.
  • Collaboration on cross-departmental strategic initiatives, accountable for continued team and tenant engagement.
  • Leading on Tenancy Design Management scope and fee negotiations with other BUs.
  • Carry out regular reviews and lead negotiations on Consultant scope & fees.
  • Creating and controlling divisional budgets, monitoring expenses, and performing cost analysis.
  • Remain informed on design, market, and consumer trends to provide team with creative guidance, as well as remaining aware of current construction practices and related subjects (H&S/ Authorities/ etc.) provide team with practical guidance for smooth and efficient delivery.
  • Maintaining fluency in development project task programming and management - spearhead and represent Tenancy Design Management on Development projects.
  • Lead and manage Design Review discussion forums.
  • Accountable for closing out Tenancy Design Management relevant Internal Audit exercises across Portfolio.
  • Provide status reports, outline deliverables, highlight risks and issues, and communicate across leadership.
  • Ensure that all shops/units are fully operational by the established opening date. This includes providing support to District Heads of Tenancy Design Management on resolving complex and controversial design negotiations and escalation to a nominated ‘Design Committee' on complex un-resolved cases
  • Monitor, track, and accurately record project progress via an online system, and attend weekly progress update meetings ensuring stakeholders are continually informed.
  • Build and maintain strong relationships with: Senior Leadership Team, Tenant Groups, Consultants, Peers within Leasing team, Lease Contract Management team, Marketing team, STR team, Security, Construction counterparts, Development Directors, etc, and Local Authorities, Suppliers, Manufacturers
  • Manage, guide and mentor the District Heads of Tenancy Design Management to take full responsibility in identifying potential talent within their teams and supporting professional development.
  • Lead by example - thrive to create an honest and open work environment where individuals collaborate /support each other as a team and are passionate to achieve a common business objective.
  • Ensure compliance with the QICs Code of Conduct, Departmental policies and Human Resource Policies and Procedures at all times.


Requirements

  • Bachelor's or Master's degree in Architecture, Urban Design, or a related field
  • Minimum of 12 - 15 years of relative experience in residential design, with at least 6 years in a leadership role
  • Demonstrated experience in successfully managing large-scale residential, Retail, commercial developments
  • Strong proficiency in sustainable design methods and knowledge of local building regulations
  • Exceptional leadership skills with the ability to inspire and manage a diverse team
  • Sketching skills, Technical design knowledge (design development and manufacture detailing)
  • MEP and structural design knowledge
  • Excellent verbal and written communication skills, adept at presenting design concepts and engaging stakeholders
  • Proficiency in relevant design software and tools used in the architecture and design industry
  • A robust portfolio showcasing innovative design solutions and successful residential projects
  • Ability to work under pressure and manage multiple projects simultaneously while maintaining attention to detail
  • Technical design knowledge (design development and manufacture detailing)
  • Good understanding of structural design
  • Retail, F&B, L&E design expertise, Drawing literate
  • Creative problem solving and innovative thinker.
