BIM Manager

• The BIM Manager is a leadership role responsible for overseeing the integration of BIM into construction projects, with a focus on supervising contractors on-site and ensuring collaboration among all stakeholders, including the Client, PM, CM, Contractors, Sub-Contractors, and design teams. This position ensures that BIM processes are seamlessly incorporated into construction workflows, including the production of BIM models, shop drawings, on-site execution, and inspections. The BIM Manager leads the development and enforcement of Project BIM Execution Plans (BEPs) and ensures compliance with Exchange Information Requirements (EIRs), project specifications, and industry standards. They actively monitor the quality of BIM deliverables, conduct coordination meetings and maintain alignment between BIM practices and project goals. By streamlining workflows and ensuring cohesive stakeholder engagement, the BIM Manager drives efficient, high-quality project delivery.

• Act as the primary BIM representative within the supervision team, coordinating with the contractor and design teams to ensure adherence to the BIM Execution Plan (BEP) and Employer’s Information Requirements (EIR).
• Assess contractor BIM team qualifications and resources against project expectations and highlight any observed gaps or risks.
• Assist in refining internal supervision BIM procedures, standards, and templates based on ongoing project experience.
• Attend BIM coordination meetings and model reviews to monitor progress, track issue resolution, and report non-compliance or delays to project leadership. Hold BIM coordination meetings and conduct clash detection if required.
• Attend project progress meetings to report on BIM-related performance, risks, and compliance matters.
• Conduct regular audits of contractor BIM deliverables, including federated models (Building & Infra), 4D/5D outputs, logistics plans, and as-built models, to assess compliance with project specifications.
• Ensure that the CDE setup accommodates the supervision team’s access, review, validation, and reporting requirements.
• Lead technical review sessions from the client side, raising observations and highlighting inconsistencies or risks related to digital delivery.
• Monitor implementation of Common Data Environment (CDE) protocols to ensure file structure, data naming, and information standards are being followed.
• Participate in BIM kick-off meetings and onboarding sessions to align expectations with the contractor at the start of the supervision phase.
• Prepare and issue BIM compliance reports, meeting records, and audit summaries, ensuring documentation of supervision reviews and follow-up actions.
• Provide strategic feedback to senior management on BIM process gaps, improvement opportunities, and lessons learned.
• Review as-built model submissions for completeness and alignment with project handover documentation expectations.
• Review contractor-submitted BEPs, Master Information Delivery Plans (MIDP), and other BIM documentation for alignment with project standards and client protocols.
• Review submitted asset information deliverables to ensure format, content, and structure meet the requirements outlined in the EIR.
• Support site teams with guidance on using BIM outputs for supervision tasks, such as drawing verification and spatial checks.

• Over 12+ years’ proven on-site experience including comprehensive understanding of construction processes, methodologies, and practices.
• Proven record on delivering major projects in BIM successfully and multiple projects simultaneously.
• Experience with reality capture and Lidar survey data integration.
• Experience with 4D and 5D BIM applications.
• Experience with Document Naming Conventions and eLOD parameters.
• Experience with construction stage deliverables from tender package through to commissioning and handover.

• Bachelor’s Degree in Architecture, Engineering or a related discipline. A Master’s Degree is an advantage.

• A recognized BIM qualification is preferred.
• Additional training courses, professional and personal development with membership to professional groups, societies or institutes, desired.
• RIBA / AIA or equivalent, desirable.
• Autodesk Certificate in Revit or similar.

• Software proficiency with strong knowledge in tools relevant to the project requirements, including: Autodesk Construction Cloud (ACC), ACC Model Coordination module, Navisworks, Revit, AutoCAD, Civils3D.
• Specialised knowledge of Dynamo, Rhino, Enscape, Twinmotion, Indesign, PowerBI or similar is an advanatge.
• Adept with Microsoft Office 365, Adobe Creative Cloud.
• Can use EDMS (Electronic Document Management Systems) like Aconex for document control and project communication.
• Works to BIM Standards with expertise in ISO 19650 and associated workflows.
• Strong BIM Management & Coordination, with experience in managing BIM processes, clash detection, and model coordination.
• Hands-on experience working within a Common Data Environment (CDE) for project collaboration and data exchange.
• Familiarity with Dynamo scripting for data process automation is an advantage.
• Asset Information Management with understanding of OIR, AIR, and PIR for lifecycle and project data needs, with familiarity in COBie/IFC workflows for data exchange and compliance.
• Experience with InDesign and PowerPoint for creating compelling presentations.
• Familiarity with data visualization tools, particularly Power BI, for creating and maintaining project dashboards.
• Strong understanding of design and construction processes in large-scale projects including RIBA plan of work.
• Training & Upskilling skills, with experience in mentoring and providing BIM-related training to teams.
• Multidisciplinary Collaboration, can work across disciplines to ensure coordinated BIM workflows.
• Proven ability to implement quality assurance protocols for BIM standards and project compliance.
• Familiarity with Middle East BIM standards and practices.
• Strong interpersonal and communication skills to manage multi-disciplinary collaboration.
• Effective problem-solving and decision-making capabilities.
• Ability to mentor and guide the contractors BIM team, fostering team growth and competency.
• Stakeholder engagement skills to liaise with project teams, including, Client, PM, CM, Contractors, Sub-Contractors and design teams, ensuring smooth coordination and communication.
• Capacity to manage competing priorities and ensure timely delivery of BIM solutions.
• Demonstrated ability to develop learning material, deliver effective training and provide ongoing education and technological support to project teams.
