Commercial Manager – Residential Development | Riyadh, KSA
Our client is a fast-growing Riyadh-based real estate developer focused on high-quality residential and mixed-use communities. They have a pipeline of 600+ residential units, with site activity starting early next year. They are now building their core delivery team.
The role

The role
- Lead the commercial function client-side across a major residential programme.
- Own cost planning, budgets, procurement strategy, tendering and contractor rate analysis.
- Manage contracts, variations, valuations and final accounts.
- Build and lead a commercial team as the business scales.
- Work closely with the project, design and development teams from feasibility through to handover.
- 10+ years in construction commercial or QS roles.
- Contractor and developer experience strongly preferred.
- Residential mid- or high-rise experience on multi-unit schemes.
- Strong understanding of contractor pricing and rates.
- Experience leading a team.
- Hands-on, adaptable and comfortable in a growing business.
- Excellent communicator.
- KSA experience and Arabic are a plus.
