Assistant Manager – Engineering & Smart Asset Management

Position Purpose: Provide hands-on technical and supervisory leadership for the reliable operation and maintenance of a residential compound's buildings, infrastructure, utilities and MEP systems, while supporting the move to preventive maintenance, CAFM/BMS-enabled operations, energy efficiency and data-driven asset management.

→Responsibilities

• Direct daily maintenance across MEP and civil infrastructure; resolve work orders, monitor system performance and reduce reactive failures through preventive maintenance schedules.

• Supervise and deploy four technical teams (Electrical, Civil, Mechanical and General Maintenance), driving productivity, safety, discipline and work quality.

• Support CAFM and BMS implementation, maintain an accurate asset register, conduct condition assessments and track technical data to optimise maintenance planning.

• Monitor utility consumption, deliver water and energy efficiency initiatives and assist with energy audit recommendations.

• Coordinate on-site contractors, inspect work quality and ensure strict adherence to HSSE requirements together with the HSSE team.

→Qualifications

• Bachelor's degree in Mechatronics, Mechanical, Electrical or Building Services Engineering.

• 5–7 years of engineering/facilities maintenance experience, including at least 2 years in a supervisory role.

• Experience in residential compounds, hospitality, property management or mixed-use facilities preferred; a Mechatronics background is a strong plus.

• Deep knowledge of MEP systems, HVAC, plumbing and building infrastructure, with hands-on CAFM/CMMS and BMS/Building Automation experience.

• Professional engineering license, FM/asset management training or energy management certifications are desirable.

• Professional English required; Arabic preferred.

• Hands-on, site-based role with occasional availability outside normal hours for critical failures.
