The primary responsibility of Area Property Manager is to manage the day-to-day operations of our apartment portfolio and staff for more than 10 Communites.

The Property Area Manager supports and executes the Company’s strategies related to property management operations by directing the team members on the assigned portfolio of properties, and by implementing the policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives. The Area Property Manager is part of a leadership team and is responsible for ensuring overall customer service for clients and residents. Deliver excellent support and training to a team of property managers, collaborating with property owners to increase revenue, helping to solve resident’s and owner’s concerns, while maintaining the communities to a high standard. The Area Property Manager is a leader who works closely with property managers. This position manages the on-site managers, work with the maintenance supervisor who oversees the technicians, porters, and vendors. A successful Property Area Manager is highly organized, works with a sense of urgency, has excellent customer service skills and can manage others.

Job Duties/Responsibilities:

  • Oversee property managers and leasing agents
  • Work with the Maintenance Supervisor to ensure the highest level of maintenance and property keep up.
  • Provide overall guidance and supervision of day-to-day residential property managers and leasing associates and have full knowledge and oversight responsibility for the management of the properties including pricing, leasing activities, and marketing strategies
  • Ensure that all communities are adequately staffed appropriately always
  • Assign tasks to on-site residential property managers to ensure completion of supporting property administration
  • Training - Prepare training materials and train the property managers in related topics including but not limited to marketing, Yardi, sales, law and so forth
  • Field - Conduct regular visits and oversee physical properties conditions
  • Generate budgets proposals and deliver expense control
  • Conduct A/R and residential reporting
  • Market - Assess market rents, create and maintain competition tracking and suggest market price changes
  • Drive unit pricing based on market survey and prices given by supervisor
  • Ability to handle an array of general administrative duties
  • Legal:
  • Must know landlord/tenant law
  • Handle legal issues including but not limited to unlawful detainer cases and small claims
  • Effectively communicate at all levels
  • Provide regular updates to the executive team
  • Provide effective interaction with other departments, including Human Resources, Accounting
  • Marketing - manage rent café websites, advertise on 3rd party websites per need, manage social media channels, on-site marketing and reputation management (Yelp and others)
  • Responsible for customer service for residents
  • Run applications
  • Generate leases
  • Move In /Out of Yardi
  • Any other assigned tasks
